Take a look at the wide variety of rooms you can choose from to find the one that's right for you.
To help you find something to suit your taste and budget, we have over 2,000 rooms to choose from. If you have a preference when searching for your room, please check as quiet rooms and same-sex rooms may be available.
I lived in halls in my first year and it was one of the most memorable times of my university experience. That's when it really started to feel like I was at uni – sharing a flat with five other people, making my room feel like my own space, it was fantastic!
How to apply for a room
When you have received an offer for study from Kingston University, you will get an invitation email to choose your accommodation in our halls of residence.
Once you have received your invitation email, before you choose your room, please note:
- We recommend you use a computer or laptop rather than a mobile (if using an Apple phone or MacBook you will need to enable the pop ups: Settings > Safari > Block Pop-ups = OFF)
- Log on to OSIS using your Kingston ID number in the following format – K1234567@kingston.ac.uk – and the password previously sent to you. You cannot change your password the first time you use OSIS. For any technical difficulties, or to request an initial password change, please raise a ticket with our IT Service Desk or call them on 020 8417 3355.
You have the right to cancel your halls contract with the University, providing it's 14 days prior to the move-in date. This means that you can change your mind without any strings attached.
Please note, once you have moved into your room, your right to cancel does not apply. You will be liable for the halls fees for the entire period of the Licence Agreement.
Cost of rooms in halls
You can calculate how much you will pay for a room in halls by multiplying the length of your licence by the cost of your chosen room per week. Your licence length is based on your course and, in some cases, the halls where your room is based:
- 40-week licences – Art Foundation and Undergraduate students
- 45-week licences – PGCE students
- 50-week licences – Nursing and Midwifery students, all Postgraduate students
The licence covers the length of your course and examinations, plus the two short vacation periods and a period at the end of the academic year. So you don't have to move out as soon as your exams have finished.
How to pay your halls fees
In order to secure your room booking, you are required to make an advanced payment of £200 within five days of selecting your room online. More information on how to make this payment will be provided when you are sent the invite to book your room.
The most common way to pay halls fees is through instalments, provided you have set up a Recurring Card Payment Instruction (RCP). (Please note, if you are from the USA and will be fully funding your studies with Federal Student Loans, please do not set up an RCP as your hall fees will be deducted from your loans.)
The University's halls fees instalment plan, with number of weeks' rent for each instalment, is as follows.

What is a Recurring Card Payment and how is it set up?
A Recurring Card Payment Instruction (RCP) is a free service that enables us to collect payments from your account automatically on the instalment dates detailed above.
You can set up a Recurring Card Payment (RCP) using either a UK or International issued bank card (but not a forex card). Please contact the Finance Accounts Receivable team on +44 (0)20 8417 3333 if you need any help.
Please note: there must be enough money in your account to meet the payment at the time it is collected. Otherwise, your bank may charge your account for each default. If you cancel your RCP with your bank or the University, you forfeit the choice to pay by instalment and your full outstanding fee will become payable immediately. If you do not have a RCP in place, you will be required to pay the years' accommodation fees in full.
If you choose to pay your halls rent in full, payment will need to have been received by the University before your halls licence is issued. This payment can be made online by credit/debit card using the University's secure payment website.
If you are an international student, as well as using a credit or debit card, you can pay student fees in the currency of your choice, using methods such as bank transfer, eWallet or open banking.

All study bedrooms have a networked internet connection. Please note that the connection is for educational purposes only and some ports and services are restricted. Kingston University will support the connection itself, not your own computer.
Each hall has its own launderette on-site, including washing machines and tumble dryers, which operate on a pay-per-use basis. The price of the washing machine and the tumble dryer can differ depending on the site you're living on, so double check with your Halls Team.
Please note that change for these machines is not available at reception. The last wash is at 9.30pm. Please do not leave items unattended.
Kingston University has arranged some contents insurance for you with Endsleigh, the No.1 student insurance provider. This cover does not protect laptops and phones or other items when you are outside your room.
It is important to find out exactly what you are covered for, as you may find that the contents cover is not sufficient and you need to extend it to protect all your possessions, both inside and outside your room. Please follow the steps below to ensure you fully understand the protection provided.

Any electrical items you bring with you must be new or portable appliance tested.
Tabletop/mini fridges are permitted in all rooms, with maximum dimensions of 515mm high, 500mm wide, and 500mm deep. A full-size fridge (or anything larger than the dimensions stated) is not permitted in your room.
You must not use your own kettle, toaster or any other cooking equipment in your bedroom. We will remove unauthorised items and return them at the end of term.
If you are an international student, please remember that you will need a suitable three-pin adapter for any electrical items you are bringing with you.
Items prohibited in halls, which will result in disciplinary action if found, include:
- animals and pets including goldfish
- barbeques
- beanbags
- candles or the use of any naked flame
- deep pan fryers
- E Scooters
- fairy/christmas tree lights
- firearms, including replicas
- fireworks
- hookahs/shisha pipes and E-cigarettes (only to be used outside)
- incense sticks
- inflatable chairs and beds
- knives over 15cm long
- laser pens
- Nitrous Oxide (a.k.a. laughing gas)
- non-battery operated LED lights
- oil lamps
- paintball guns
- portable cooking hob/stove
- steam/air purifiers
- swords
- unlawful drugs*
- water pistols
The above list is not exhaustive.
*Drugs: Kingston University has a zero-tolerance approach to illegal drugs and drug-dealing on all University premises, including halls of residence. The University works closely with the police to combat illegal drug use to ensure that students can live and study in a safe environment.
We understand, however, that some students may be experiencing personal difficulty with substance misuse and addiction. Support and guidance is available from Health and Wellbeing and the Kingston Community Drugs and Alcohol team on 020 8336 8911.
You will need a TV Licence to watch or record live TV programmes on any channel, or download or watch BBC programmes on iPlayer, on any device. If there are TVs in communal areas, it is the responsibility of the residents to collectively arrange cover for the communal area. This is only not applicable to 75 Penrhyn Road, as a TV Licence is included within the halls fees for this site.

Adapted and accessible accommodation
Here at Kingston, you will find accessible and adapted bedrooms for students with disabilities, across five of our halls of residence. Wherever possible, we will further adapt accommodation to meet individual needs. Students with disabilities are given priority for a place in halls wherever available.
Please contact our disability advisers, at disability@kingston.ac.uk, to let us know of any special accommodation requirements you may have, as soon as possible, so that we can prepare your room before you arrive. You will be asked to provide medical evidence to support your application for an adapted room.
Deaf adapted rooms
Rooms for deaf and hard-of-hearing students are available in Clayhill, Middle Mill and Walkden halls of residence.
Facilities include:
- flashing lights that are triggered by the doorbell and fire alarm
- a vibrating pillow that will be triggered by the fire alarm
Visually-impaired adapted rooms
Rooms adapted for visually-impaired students can be found in Clayhill and Middle Mill halls of residence. These rooms are designed to let in as much natural light as possible and are located on the ground floor to ensure the student feels safe entering and leaving their flat.
Facilities include:
- painted light switches and plug sockets to offer high-contrast against the white walls, making them easier to find.
Wheelchair-accessible rooms
Wheelchair-accessible rooms are available in Chancellors, Clayhill, Middle Mill and Seething Wells halls of residence. All wheelchair-accessible rooms are on the ground floor and are slightly larger to allow for a wheelchair to move around with ease. The kitchens are also designed with a lower sink, oven and microwave than in other rooms.
Facilities include:
- an en suite wet-room, with handrails and a shower chair
- a pull cord in the bedroom in case the student needs additional assistance
Additional adaptations
The disability team will assess your needs and arrange any additional adaptations that may need to be made prior to your arrival. This could include a shower chair or hoist, for example.
Parking
Free parking is available to you across all our halls of residences (except 75 Penrhyn Road).
Service or assistance animals
If you have a service or assistance animal that is registered with the appropriate organisation (e.g. Assistance Dogs UK), you can bring it with you if the Disability Team agrees that the assistance animal is necessary for your day-to-day living.
The appropriate procedures will be followed to ensure you, the animal and other students/neighbours feel safe and comfortable with the arrangements.
Please note, the UK laws that protect service and assistance dogs do not currently extend to emotional support animals. Therefore, these animals are not permitted in University halls of residence.
Personal assistants and carers
If you have a condition that requires daily or 24-hour personal care, we can provide a room for your personal carer under the same terms and conditions as other residents (subject to availability).
Personal carers are subject to the terms and conditions of the halls licence agreement. Any incurred damage costs and/or actions resulting from breaches of this licence agreement will apply directly to the personal carer.
Personal carers are permitted to live on campus only as long as they are providing support to the student, while the student is living on campus. The University requests that personal assistants establish and maintain clear and appropriate professional boundaries with university staff and students.
Security, health, safety and cleaning of halls
At all our halls of residence, Security officers patrol the site regularly, and work closely with the duty management staff to ensure students are safe at all times. Security staff are contactable 24/7 for students to report any incidents in halls, no matter how small.
Smoking is banned by law in all enclosed and substantially enclosed public buildings – smoking is therefore prohibited in all bedrooms, kitchens and communal areas.
Smoking is only permitted in outdoor, uncovered areas at least 10 metres away from the buildings. This is so that non-smokers do not have to walk through areas where people are smoking.
You will be responsible for cleaning your own bedroom. The cleaning of the communal areas such as the kitchen and corridor, are the collective responsibility of all residents in the flat.
Getting around
Many students walk to lectures and study facilities from their rooms. However, our halls are linked to the main University campuses by a free, accessible, intersite bus service that also serves Kingston town centre and Surbiton station.
If you have a car, permits for car parking are available at most of our hall sites (there is no parking available at Seething Wells and 71–75 Penrhyn Road). There are also secure cycle racks and/or sheds, if you want to bring a bike.
Res Life - your halls community
Our Residential Life team is on hand to make your transition into university life smooth and fun. Whether you have questions about your accommodation in halls, your academics, your safety or your personal life, we are here to support you and point you in the right direction.
The Res Life team organises lots of activities and initiatives to help you immerse yourself in your student community and support your wellbeing whilst living in halls. These include halls' sports competitions, volunteering, workshops, charity fundraising events and socials.
